We were looking for an architect and builder who could deliver our vision of a luxurious solar-passive, future-proofed, self-sufficient, low-maintenance 4-bed 4-bath family home featuring a clean, modern Japanese industrial aesthetic, plus a practical annexe which not only produces passive income but allows us to share our little inner-city sanctuary with travellers from everywhere. We were blessed to have Joe Chindarsi come on this journey with us and turn our brief into reality.  

Joe took the time to listen to our wants and sometimes unusual ideas and created plans which surpassed expectations. The result was a truly liveable entertainers’ home with magnificent attention to detail and practical touches. The investment in solar panels and storage battery and bore water for irrigation helps to reduce operating cost, while the orientation ensures the home is cool in summer but warm in winter. The open concept living-dining- kitchen space creates a focal point for the home, while extra tall sliding doors open to a landscaped private courtyard and generous lap pool. Somehow, Joe managed to squeeze all this plus a 2 bed 1 bath granny flat into a 722sqm block. We still don’t know how he did it but we’re not complaining! 

Baileys Living delivered the project in just 14 months in the midst of a pandemic under the supervision of Peter Murphy whose good humour and patience should be awarded. This is Joe & Bailey’s first project South of the River, and we are so proud to transform one of the greatest eyesores on our street into a one-of-a-kind statement home from one of Perth’s most awarded architects to East Victoria Park.
